We are pleased to announce that a deal has been agreed to for the sale of the city-owned property and former fire station at 3615 Victoria Street to 44 Investment company (AKA Mi-Sant, a cafe and bakery). The city council approved the purchase agreement at their meeting September 21, 2026.

Mi-Sant proposes to use the building for a mini-style Vietnamese bakery and fast-casual restaurant serving baguettes, buttery croissants, breakfast sandwiches, along with noodle bowls, egg rolls and spring rolls, and their signature Banh Mi sandwiches. Coffees, bubble teas, and specialty beverages will also be available. There would be both indoor and outdoor cafe style seating utilizing the large fire truck bay area, and a group dining/meeting room. The planned use for the majority of the building will be part of their test kitchen for developing new menu options.

Mi-Sant currently has two locations in Brooklyn Park and Roseville, with another planned for the West End area of Saint Louis Park. The buyer will be paying the full asking prices of $1,350,000 for the property and is planning on investing $1,000,000 in improvements. Closing on the sale will likely occur in early 2027, after the buyer receives all necessary land use and zoning approvals. Mi-Sant expects to open in mid-to-late summer of next year.

More information on the details of the sale can be found in the city council memorandum. Learn more about Mi-Sant, by visiting their website here.
